Consider the possibilities: Spec Home vs. Model Home

Are you interested in buying a new construction home, but you don’t have the time or interest in waiting the 10 to 12 months it takes to build new? If you answered yes, consider a spec! 

 

What is a spec home versus a model home? 

 

A spec home is a new construction home built by the home builder. The floor plan, design elements and features are selected by the builder, which allows for construction to start without a buyer involved. A spec home can be purchased throughout the building process or after construction ends.

 

Homebuilders offer spec homes because not every homebuyer has the time to wait for their new dream home to be built. For buyers who do not have the time to wait, or they aren’t interested in the building process, spec homes are a convenient solution.

 

Additionally, if you purchase a spec home early in the construction process, time might still be available to select the finishes and fixtures in the home to fit your style, vision and needs. 

 

In contrast, a model home is designed to serve as a sample for potential buyers to tour in the new home communities where the builder is a preferred builder for that new home development. These homes are later sold – oftentimes one year after construction ends and they are on display in that new home community.  Model homes showcase the home plans, craftsmanship, quality materials and design style the builder provides giving prospective buyers a first-hand view of what the builder can build.
