What is the best way to get started? Interested in building a new home? The best way to get started is to contact Paul Gray Homes to schedule an initial meeting. At this meeting you will discuss the items on your wish list, floor plans and where you would like to live.
Do I need to have a lot purchased before building? Not at all. You do not have to have a location chosen or anything decided before you meet with us. We can assist you in making those complicated decisions, easier. We can connect you with locations you would love to call home.
Do I need to work with a realtor? Paul Gray Homes loves working with real estate partners in the community. If you currently have a realtor, we will work with you and them to build your new home. If you do not currently have a realtor, no problem. We will connect you with a real estate professional in the neighborhood you would like to live.
Should I get a preapproval letter prior to the first meeting? It is not necessary to get a preapproval letter prior to meeting with Paul Gray Homes. Paul Gray Homes has an extensive list of preferred lenders you can work with if you do not already have a lender secured.

What is Paul Gray Homes’ price per square foot? There is not a universal price per square foot rate in the homebuilding industry. The price per square foot rate depends on the size and specs of the home. Another aspect that determines price per square foot is the included features and the everchanging prices of materials and labor. We recommend caution before working with anyone who has a universal base price. Oftentimes, those builders are excluding many integral items in a base price. This variance in pricing as well as quality materials could put a home buyers’ budget at risk while impacting their investment in the home.
How can I cut costs when building new? There are two main components that drive the cost of a home. First, is the size and square footage of the home, and the second is the upgrades and features within the home. If you are looking to save a significant amount of money, the best way to cut cost is to consider reducing the overall square footage of the home. If you are looking to reduce the budget by a small amount, we recommend removing items that can easily be added in the future so you can ultimately have the home you always wanted.
Slab vs. Basement? If you are debating between building a slab home or a digging a basement, it is important to ask yourself what best fits your lifestyle, choices, and preferences. While there are some savings in building a slab home, these savings are not significant. If you envision yourself adding additional space and finishes in the future, consider building a home with an unfished basement. This can allow flexibility for you and the potential future owner of your home. If the reason you are pursuing a slab home is for zero entry and lifestyle purposes, then a slab home is a wonderful option for you. Because this a popular option for individuals with those needs, Paul Gray Homes also builds patio homes, many of which are built without basements.
What are the standard features included in the cost of your homes? Our base new home prices have numerous standard features that other builders charge extra for. Our standard features list is extensive, but a few items included are granite/quartz countertops, upgraded doors, windows and insulation. Other standard features include a tile master shower, 3-car garage, and tall ceilings with our minimum ceiling height at least 9 ft. Each floor plan also features open-concept living rooms with vaulted ceilings reaching up to 16 ft. in height. Paul Gray Homes includes higher allowance values than most of our competitors as well.
Can I customize a floorplan I like? Absolutely! Paul Gray Homes expert staff work with you to customize the new home of your dreams. We have a huge library of existing home plans that can be fully customized to fit you. Whether you would like to tweak the square footage of the home, or combine features from multiple floor plans, our expert in-house design team can help you create a home you will love for generations.
Do you custom design homes? We love designing original custom designed homes for our clients. Are you dreaming of building a new home with an airplane hangar attached or creating a guest house for your loved one to live? No problem! Regardless of what your dreams may be, our in-house design specialists can custom design a home to fit your vision, budget and needs.
Do you offer 3D rendering services? Paul Gray Homes is one of the only home builders in the area to offer 3D rendering services for our custom designed homes. Renderings provide our clients the ability to virtually walk through their home before construction starts. This allows for modifications to be made before construction begins and reduces construction time as well.
Is the cost of a designer included in my new home price? We have designers who work with you on specific selections such as flooring, countertops, and cabinets. This service is included as part of the building contract. If you are looking for someone who can help you with the overall interior design of your home, we have an in-house designer who can assist with your overall interior design needs, for a small additional fee.
Do you have an Interior Designer that I can work with? Paul Gray Homes enjoys working with all of our local Interior Design professionals. If you do not have an Interior Designer you are currently working with, we highly recommend our in-house designer, Megan McGraw of Megan McGraw Interior Designs. Do you only build in the communities listed on your website? Absolutely not. Paul Gray Homes builds in Wichita’s best developments, and we will also build wherever you would like to live. Whether you own land in the country or you have already purchased a lot in another new home development, we would love to build new for you!
Does your building cost include a warranty? Yes, Paul Gray Homes offers a 12-month home warranty from the date of closing. We stand behind our work and we want to make sure you are happy with your new home.
How long will building take? We estimate, depending on the size and scope of the home, building can take anywhere from four months, once construction has started, to one year. The average build time takes between 5 to 7 months, depending on the season and the size of the home.
